Don't make it too narrow. If you say you want a newer house under 100K in Summerlin that is single story, 4 bedrooms, 2000 sqft+ and with a pool, you will not get any results. There are some great deals out there. But the banks are not giving homes away. We will narrow it down to the biggest and best homes anyway, so make your parameters as wide as possible. If that unbelievable deal is ever listed, you will get it the moment it is listed, as long as your starting parameters are reasonable.
Don't ask for a pool unless you absolutely have to have one. There is s shortage of homes with pools right now. In some searches there are 20 houses without a pool for every house with a pool. On the average a home sells for $11/sqft more if it has a pool. There is obviously much more demand than supply for homes with pools right now. In many cases you can get a better deal if you buy a home with a large lot and have the pool built. I never exclude homes with pools for your searches, (unless you ask me to), but requiring them will eliminate most all of the good deals.
Describe your financing: Let us know if you would want to buy with Cash, Conventional, FHA, or VA loan. That way I can avoid sending you properties that are "Cash Only" deals if you are buying with a FHA loan.
Starting and stopping your search: When we start your own Top 10 search, it ends automatically 60 days after the date we start it. If you wish to extend it, just send a quick email before it expires to have it extended. If you wish to unsubscribe to this service, simply click on the "unsubscribe" link that is at the bottom of every search result emailed to you. If you click on it by accident, just send us a short email to have it re-activated.
Email Results: If you want results sent to more email addresses than the one you subscribed from, include those email addresses in your request. If you wish to be notified on your cell phone let me know both your cell phone number, and your cell phone service provider. (AT&T, Verizon, Sprint...etc)
